Over the past few months, we have been developing "Agent Profile Videos" for Realtors who would like more exposure to new clientele. Our clients have used these videos on their webpages, next to their tour listings, even running on televisions during their open houses!

Social Networking, Video, and Increasing Sales
Internet-based social networking is the marketing phenomenon of 2008, finally getting some real recognition. For those that think social networking is going to parties and handing out your card, well, maybe you were right about that 3 years ago. But now, it’s all about networking on the Internet. Sites like these include Facebook, MySpace, LinkedIn, Classmates.com, and Plaxo.
The heavyweight in this arena now is Facebook, and with good cause. Here are some recent stats:
More than 110 million active users
Facebook is the 4th most-trafficked website in the world
Facebook is the most-trafficked social media site in the world
More than half of Facebook users are outside of college
Fastest growing demographic: those 25 years old and older
So what this means is that Facebook is not just something for the kids, it’s a full-fledged networking tool for business as well. What’s great about Facebook is that they maintain a certain professionalism about the site. You can’t change the look and feel of the site, it’s very clean. Also, it makes a great way of posting your status and ramblings to everyone in your network, without having to email everyone in your network. This has huge advantages to other social media sites.
Let’s say you get a video tour from us, if you ask, we’ll upload it to Facebook for FREE. When we upload it, all you have to do is simply press a “share” button. Once you do this, your video will go out to all of your contacts to see, and if they share it or comment on it, the video will go out to all of their friends as well!
THAT is

Video Impact Of Buying Homes Via The Internet
One message that came across in numerous sessions during this years Real Estate Connect conference, was that “video has captured the next hot trend mantle for real estate Web sites and individual real estate professionals’ blogs.”
Martin Nisenholtz, Sr. VP of Digital Operations for The New York Times Company, spoke about how the Times was about to roll out video for its real estate ads. Charlie Young, COO with Coldwell Banker, said that his company plans to do more with video on its Web site and elsewhere.
And how about the general public? They’re definitely on board with anything on-line. As recent as 2 years ago we have met clients looking to buy a house by getting in their car daily and driving around neighborhoods, spending numerous weekends going to open houses, checking out the market and looking for a real estate agent they wanted to work with.
Today, we meet home buyers that prefer to go online to do all their searching. They believe so much in the integrity of the online experience that seeing a video of a house is just like being there in person. This is a huge impact on how Realtors are listing and selling their properties today. If you’re still hoping one picture and a few Open Houses will get your listing sold, you are certainly not keeping up with the market.

Rehash: Professional Work or DIY?
Continuing with the “
rehash” tour… as well as my most recent post, we give you more statistics and reasons to hire us! Why else would I be keeping this blog?
My last post revealed a study that said, “the more photos you have of your listings, the more views you will get”. Let’s take that one step further, with
an article from “Photography for Real Estate.net”, where Larry (the author) clearly points out the benefits of using a professional to photograph your listing as compared to doing it yourself.
One of the great articles that Larry pointed out is
this one from Vivian Toy in the New York Times. Vivian not only shows before and after photos, which were done by a realtor, and then the professional she hired, but also talks about the subtle differences in shots that only a professional can bring to life, considering their experience in the subject of photography.
At LastCutHomes.com, we have had realtors actually bring video footage to us to edit, of which we have politely refused, due to the fact that the footage was nowhere near our standards or quality. We have also seen home made videos from other realtors that are just downright horrible. Here is an
example, which we will talk about in a future post (and I’m sorry for picking on you, ma’am, but you really do have a terrible video).
Now, how about comparing this to
a video that we have shot and edited. The difference is clear, and it’s not just a trained eye in what corner to shoot from!
We have been shooting and editing real estate video since 2003, not to mention a 20 year background in the video industry before that, all which lent to the skills that we use today on each one of our videos. We are the professionals, giving talks to our peers about the future of real estate video and all of the intricate things you need to know to render a professional looking real estate video.
If you have video as a hobby, and wish to give it a shot, we applaud you in your resourcefulness! But if you aren’t adept, and would rather spend the time getting more leads and generating more sales, how about giving us a shot at filming your house? You’ll be happy you did!
Rehash: More Photos=More Views!
Continuing where I left off in my “
rehash” of old blog posts, todays topic comes to us from
Point2 Technologies, in Canada, home of
Don Cherry and other assorted hockey fanatics.
Point2 released
this study, which talks about more photos equalling more views of homes on the internet. In other words, if you have 8 pictures of your home on the MLS, it will get significantly more views from buyers than a home with 3 pictures on the MLS.
According to the study, a paltry .02% clicked to see more details on homes with no photos! That number went up to 20% with just a single photo! Get this…. a home with 21-36 photos got triple the amount of views, double the amount of interest and double the number of leads. The trend continued as you posted more and more photos of the house.
Now I ask you this people: If there are 30 pictures per second displayed in video, wouldn’t you get the best views of your home if you had 9,000 photos? Or in other words, a 5 minute video?
Any amount of pictures cannot equal the information that a video gives. Call us now to schedule a video for your home listing!
Economy have you down?
The economy is in ruins right now, stocks are at an 8 year low, and the amount of houses on the market is amazing! The following is some economical advice that was sent to me. I don’t know if it’s true, but I like it!
If you had purchased $1,000 worth of shares in Delta Airlines one year ago, you would have $49.00 today.
If you had purchased $1,000 worth of shares in AIG one year ago, you would have $33.00 today.
If you had purchased $1,000 worth of shares in Lehman Brothers one year ago, you would have $0.00 today.
But, if you had purchased $1,000 worth of beer one year ago, drunk all the beer, then turned in the aluminum cans for recycling refund, you would have received $214.00.
Based on the above, the best current investment plan is to drink heavily & recycle. It is called the
401-Keg.
How a Home Video Tour Can Save the Environment
Gas prices have come down in the past couple of weeks, so I may be late in the game to write this post. However, a tank of regular gas is still around $3.50! Isn’t it amazing that just two years ago we were having a fit that gas prices had gone over $2 a gallon? And with the way things are going, there is no doubt gas prices are going to be above $4 again soon….
Why is a video guy talking about gas so much? I guess it could have something to do with that burrito I ate for lunch. Think about this- how many people are
driving house to house trying to find the perfect one? Hundreds of houses are on the market, and that means thousand of car trips up and down the block! That leads to millions of gallons of wasted gas, not to mention the extra carbon dioxide in the air, enlarging that hole in the atmosphere, and melting a few more icebergs that polar bears can’t sit on.
Ethically, you must be suffocating right now seeing all of the earthly damage you’ve had a hand in. OK, you probably have not thought about it that much…. but now that you
do know about it, don’t you want to do
something about it?
Well, you can! Not only that, but you can use it as part of your “green” marketing! Simply book us to complete a video our of your home listing. The buyers will see everything they love or hate about the home in the video because we show the area the home is in, the unique details, and the whole layout with a personalized voiceover that guides the potential buyer through the home. It’s almost like actually being inside the home, without having to kick out the owners every time someone wants to see the house! And if the potential buyer didn’t like the property, well they probably saw it through the video and not the 8 tiny pictures you normally put up on the MLS. Car trip averted!
